Two stretches of river with some of the best salmon fishing in Europe have gone on the market for £1.1m.
The sale is for two ”beats” on the River Tay, Dunkeld House Water and Newtyle Water, where the waters brim with otters, lampreys and beavers.
A beat is a stretch of the river where the fishing rights are owned by the landowner of the land that the river runs adjacent to.
The Tay, the longest river in Scotland, is home to some of country’s rarest species, including freshwater pearl mussels.
The beats are set on either side of the seven-arch Thomas Telford bridge in the ancient town of Dunkeld, Perthshire.
The picturesque river also offers potential owners the chance to kayak, paddle board and canoe down their very own stream.
Newtyle Water comes with a timber fishing hut complete with verandah and outdoor barbecue area, offering river owners the chance to relax and take in the majestic mountain view.
The land also includes one of Scotland’s oldest and most iconic trees, the ‘Birnam Oak’, thought to be one of the sole surviving remnants of the great forest which once straddled the banks of the Tay – referenced in William Shakespeare’s Macbeth.
The Tay boasts one of the country’s most famous salmon rivers, with 14 named pools that suit both fly fishing, spinning and a tactical boat approach along the two miles of uninterrupted fishing rights.
Neighbouring village Birnam, known as the favoured Scottish holiday-spot of author Beatrix Potter, provides access to the new Caledonian Sleeper Trains services to London.
Robert McCulloch, head of Strutt & Parker’s Estates and Farm Agency in Scotland, said: “There have been no prime stretches of the River Tay available for sale for a number of years and the market for rural assets and natural capital investment opportunities at present is buoyant.
“The combination of these two beautiful beats gives purchasers the opportunity to enjoy and earn income from the traditional sport of salmon fishing whilst celebrating and benefiting from the other leisure and recreational opportunities that ownership of this glorious stretch of world-renowned river provides.
“We expect a busy few weeks of enquiries after the sale is launched”.
