Over 150 homes could be built on empty land next to the Glasgow International Arena.

Wheatley Homes, Scotland’s largest social landlord, wants to develop a site at Springfield Cross in the city’s east end.

Plans submitted to Glasgow City Council state the scheme presents “a valuable opportunity for regeneration and for addressing the city’s identified shortfall in affordable homes”.

“The proposal will transform a currently vacant and visually detracting brownfield site into a high-quality residential environment, helping repair the urban fabric of the surrounding area,” the application adds.

Sitting near the intersection of Springfield Road and London Road, the land — close to Celtic Park and beside the Glasgow International Arena, previously known as the Emirates Arena — would be used for 157 homes if the project goes ahead.

These would be provided across four blocks of flats and four rows of townhouses, with two ground-floor commercial units proposed within one of the blocks.

“Glasgow continues to face pressure on its housing supply, particularly in the east end, where the demand for affordable homes consistently exceeds availability,” the application states.

“In recognition of this challenge, Glasgow City Council declared a housing emergency in November 2023.”

The plans add the new homes would “meet diverse household needs, with 18% (29 homes) providing three or more bedrooms, directly supporting the council’s aim to increase affordable housing provision for larger families”.

Play areas for children and toddlers are planned as part of the development, as well as communal open spaces with seating and planting.

The application also states: “Much of the surrounding area to the west and south of the site was developed ahead of the 2014 Commonwealth Games.

“However, the site was not developed at this time and has been vacant since the post-war housing that previously occupied the site was demolished.

“The proposals will provide much-needed affordable housing in this area, with quality green spaces, and a strong urban character to further define this section of London Road and Springfield Road.”
