A deal worth almost £1.5m is set to see five plots of council-owned land in Carmyle sold to developers with plans for up to 400 homes.

The sites, which extend to more than 30 acres, will be bought by Carmyle Developments Ltd if councillors give the green light to the plan tomorrow (Thursday).

The firm owns adjoining land, including the former Kenmuir Farm, and submitted an application back in 2017 for permission in principle to build a major residential development next to River Road and Kenmuir Road.

Two of the council’s plots, at Kenmuir Road, would be used for homes while the other three would remain “in line with the existing uses as varying amenity lands”, according to a council report.

Drawings show the three other plots are land to the south of 38-78 Gardenside Crescent, Orchard Park at River Road and open space on Carmyle Avenue.

The report adds the five sites include a “significant amount of land that is landscaped, forested and/or sloping in nature” which is “not going to feature as ground that would host residential development”.

It continues: “Following site investigations, any potential specific development on GCC’s [the council] site is further reduced and current proposals are noting an estimated overall proposed development of 400 units, with 300 units on the former Kenmuir Farm site and 100 units on GCC land.”

Glasgow City Council declared the sites surplus to requirements in April 2023 and October 2024 and councillors have previously approved beginning negotiations with the developers over a sale.

The council report reveals the purchase price would be £1.45m, and adds a deduction of £300,000 has been applied due to works needed to prepare the ground for development.

Before homes can be built, there will need to be “extensive” infrastructure and road improvements as well as “obligations to create cycle paths”, form access routes and upgrade Scottish Water and Scottish Power connections.
