Homes, hotels and businesses to be built as part of £500m regeneration plan

Clyde Gateways' project has been called 'the next chapter' in regenerating Glasgow's East End.

A new-look £500m development featuring homes, hotels, and business spaces could be built over 100 hectares of land in Glasgow and Rutherglen.

Clyde Gateways’ project aims to create jobs, support businesses and boost sustainable energy over an area which is equivalent in size to around 130 football pitches.

Chief executive Martin McKay said the plans were “the next chapter” in regenerating Glasgow’s East End.

The earmarked land would be converted into a “dynamic, mixed-use ecosystem” that would have direct access to green infrastructure on the River Clyde corridor.

Near Dalmarnock Station and Celtic Park, a new 130-bed hotel would be built, joining a previously proposed 150-bed hotel on the site of the disused greyhound racing track, Shawfield Stadium.

South Lanarkshire Council has granted outline planning consent for 450 homes to be built on the former home of Clyde FC.

Also taking up part of the space would be an anchor building called Innovation Central, which would include a café, gym, and space for events.

Other sections of the new land would be turned into laboratories, research facilities, and offices.

The previously proposed redevelopment of Shawfield in Rutherglen would see a new hotel and 450 homes built, with South Lanarkshire Council having granted outline planning consent.

The proposals have been backed by Scottish Enterprise and local councils, but Clyde Gateway will seek private investment to accelerate the plan and the company will officially unveil the scheme at an investment forum event in Leeds.

Mr McKay added: “With a focus on high-growth sectors like advanced manufacturing, life sciences, and clean energy, this masterplan reflects our ambition to create a place where innovation and community go hand in hand.

“We’re building a sustainable, scalable ecosystem that will support everything from start-ups and university spinouts to major employers, while continuing to deliver jobs, homes and opportunities for local people.”

Clyde Gateway’s previous projects include Topgolf and the Cuningar Loop nature trail in Rutherglen, and the Malls Mire woodland retreat in Toryglen.
